We use a proprietary algorithm in our CMA creation process, not much unlike how a real estate agent runs a CMA.
The comparables you see on each CMA will be +/- 10 in year built, +/- 20% in square footage, 0.5 mile in radius, and 360 days in recency. We then have another algorithm to organize the data and select the best comparables for the estimated value.

Once you click on the property information and are viewing a property in our portal, you can click on FastCMA at the top to change the parameters for the CMA (for example, if it is the oldest property in a newer neighborhood, you may need to expand the year built requirement.
